MAKING A BOOKING AND PAYMENT TERMS

The person making a booking must be at least 18 years old.

The booking is made primarily through Onnen Laineet Oy's online store. Please familiarize yourself with the terms and conditions of the online store before booking. Online store.

If you want to pay for the booking by invoice, it must be agreed separately with Onnen Laineet Oy.
In this case the booking is confirmed when the customer has paid at least a 30% deposit to the holiday property owner. The final payment will be due 30 days prior to the rental period. If a booking is made later than 30 days prior to the rental period, full payment must be made at the time of booking.

If the customer does not pay a deposit or a final payment by the due date given, the holiday property owner may cancel the booking without prior notice.

CANCELLATIONS & AMENDMENTS

Cancellations must be made in writing by email to the holiday property owner. The cancellation is considered to have taken place at the moment the holiday property owner receives the cancellation email.

If a booking is cancelled, the deposit (30% of the booking total) paid by the customer will not be returned. If a booking is cancelled later than 30 days prior to the booked rental period, no monies paid by the customer will be returned at all.

If the customer arrives late or does not check-in to the booked cottage at all, the customer is not entitled to a refund. If a customer leaves early and checks-out before the booked rental period ends, no compensation or refund for the unused period will be paid.

All booking amendments must be made at least 30 days prior to the booked rental period. Any amendments made later than this are treated as a cancellation and a new booking. Last minute booking amendments cannot be guaranteed.

HOLIDAY PROPERTY OWNER'S RIGHT TO CANCEL A BOOKING

The holiday property owner may cancel a booking due to unforeseeable circumstances (force majeure). The customer will receive a full refund, but is not entitled to any additional compensation for any associated loss or damage the customer may suffer as a consequence (e.g. flights, car hire).

HOLIDAY PROPERTY KEYS

The holiday property owner will provide the customer with instructions for collecting the keys. If the keys are lost, the holiday property owner is entitled to charge the customer for the full cost of cutting new keys and/or new locks plus other associated costs.

STAYING AT THE HOLIDAY PROPERTY

The holiday property is available to the customer from 14:00 on the day of arrival until 12:00 on the day of departure. You must behave well at the holiday property. There are no neighbors near the property, but there is a public road next to it. Smoking is allowed outdoors only. The holiday property owner is entitled to ask the customer to leave the property without refund or compensation, if the customer's behaviour causes unreasonable nuisance, damage to the property or danger to others nearby. Fireworks are not allowed around Nikolai's cottage. Onnen Laineet Oy does not compensate the customer for possible harm or expenses caused by natural conditions, such as insects, animals, or unexpected weather changes.

BED LINEN & TOWELS

Sheets and pillowcases must be used on all beds. If bed linen has not been used, the holiday property owner will have all pillows, duvets and mattress toppers laundered and the customer will be charged for all associated expenses. Bed linen and towels are included in the rental price.

DEPARTURE CLEANING

The customer is responsible for cleaning the holiday property at the end of the rental period, unless the departure cleaning service has been ordered separately from Onnen Laineet Oy for an additional fee (€10). The holiday property must still be left reasonably clean and tidy on departure. If the holiday property has been left excessively dirty or messy, the holiday property owner is entitled to charge the customer for additional cleaning however at least €80.

DAMAGES

The customer is responsible for any damage they or their party may cause to the holiday property, its amenities or the grounds during the rental period. Damages must be reported immediately to the holiday property owner. Compensation for damages must be paid to the holiday property owner as soon as possible. 

PETS

The holiday property owner must be informed about pets at the time of booking. The customer is fully responsible for the pets and their actions throughout the rental period and is liable for any associated damages or additional cleaning charges. The property's yard must be left in a clean condition at the end of the rental period, and pet waste must be collected before leaving the property.

NUMBER OF GUESTS

Only the number of guests specified in the cottage description may stay at the holiday property, or what was agreed upon when renting the property. The use of tents, caravans or motorhomes is prohibited at the property without the holiday property owner's permission.

COMPLAINTS

Any remarks and complaints related to the equipment and condition of the holiday property must be addressed to the holiday property owner immediately and during the rental period.

LAW & JURISDICTION

Finnish law is applied in these booking terms. In case of a dispute, all parties must aim to reach a resolution by negotiation. If a satisfactory outcome is not reached by negotiation, the dispute will be resolved in the Finnish court.
